Trafford Council Advances Regeneration Plans for Old Trafford and Trafford Wharfside

Trafford Council has taken a significant step forward in its ambitious regeneration plans for the Old Trafford and Trafford Wharfside areas with the appointment of a consortium led by architects Allies and Morrison to develop a strategic master plan.

This move follows Manchester United’s recent announcement of their vision for a new 100,000-seater stadium adjacent to Old Trafford. Trafford Council’s regeneration strategy extends far beyond the stadium itself, encompassing housing, employment, green spaces, and community facilities.

The master plan, which is expected to be completed early next year, aims to transform the Trafford Wharfside area into a dynamic and sustainable neighbourhood, capitalising on its prime location near Manchester city centre and excellent public transport links. The regeneration will introduce thousands of new homes, commercial and leisure spaces, and job opportunities, ensuring that the benefits of the development extend to residents and businesses across the borough.

Councillor Liz Patel, Trafford Council’s Executive Member for Economy and Regeneration, highlighted the significance of the initiative:

“The Old Trafford Regeneration is one of the biggest growth opportunities in the country and will be fantastic for our borough. New homes, new neighbourhoods, new businesses, new jobs, new green spaces and new community facilities – all within walking distance of public transport.

A lot of publicity has been about Manchester United’s new stadium – this regeneration will complement those plans, and our master plan will be central to shaping the future of this area. We are delighted to be starting the master planning in earnest and look forward to working with the project team to deliver a comprehensive vision for the neighbourhood.”

The appointed consortium, including SLA landscape, Civic Engineers, and property specialists JLL, was selected. This team will collaborate with Trafford Council, Manchester United, the Greater Manchester Combined Authority (GMCA), and a proposed Mayoral Development Corporation to ensure a holistic and forward-thinking approach to the redevelopment.

Paul Eaton, Partner at Allies and Morrison, expressed enthusiasm about the opportunity:

“Trafford Wharfside has been recognised for some time as a focus for regeneration in the city, with the potential to become a thriving new neighbourhood. Our team will shape a proposal for the area that realises this exciting potential; a sustainable, deliverable vision that integrates new homes and employment with sport, supporting Trafford’s aspirations and ambitions for the future.”

The broader regeneration efforts could generate approximately 48,000 new jobs, contribute £4.2 billion to the local economy, and deliver over 10,000 homes throughout the project’s lifespan. Trafford Council’s commitment to this large-scale urban transformation underscores its dedication to sustainable growth, improved infrastructure, and enhanced quality of life for residents.

As the master planning process begins, stakeholders across the region eagerly anticipate the realisation of a revitalised Trafford Wharfside, one that balances economic development with community-focused urban design
