500 New Homes Planned For Rochdale

Applications submitted for a 445-home scheme in Castleton and a 55-home development by the North Manchester Golf Club in Middleton will be put to Rochdale’s councillors later this week.

Cown Top

The proposed development spans nearly 50 acres of greenfield land at Cown Top. GLP Trows, David Wilson Homes, and Barratt Developments have applied to build 445 homes on the 49-acre site, which has been recommended for approval.

The scheme, designed by e*SCAPE Urbanists, will deliver a 100% market housing project, offering a variety of house sizes. Of the 445 homes, 143 will be provided by David Wilson Homes, featuring higher-end designs aimed at premium buyers.

WSP acted as the planning agent for the project, with PGLA landscape architects contributing to the external design elements. The original 2022 application proposed 495 homes; however, this was revised to 445 units following requests from planning officers.

North Manchester Golf Club

Duchy Homes’ plans, which include upgrades to North Manchester Golf Club, have been recommended for approval. The joint application with the golf club outlines the construction of 56 homes alongside enhancements to the club's facilities.

The residential development, designed by Urban Green, will cover a 6.7-acre site south of the golf club on Manchester Old Road. The scheme includes 32 three-bedroom homes, eight of which will be affordable, along with 15 four-bedroom and nine five-bedroom houses.

At the golf club, a replacement clubhouse is proposed, featuring a golf shop, an upper-floor function room, a members’ bar, and a snooker room. The plans also include a bridge linking the clubhouse to the course, landscaping works to relocate the current putting area, and a new 116-space car park.

The project team includes Urban Green as the principal designer, with support from Ashton Hale, Assorted Skills + Talents, TetraTech, E3P, Lighthouse Acoustics, Award Energy, and Edge Consulting.
