This City Housing Company Completes First Development at Ancoats Green

Manchester City Council’s housing development company, This City, is celebrating a major milestone with the completion of its first project - No. 1 Ancoats Green. The development delivers 129 new low-carbon homes, including 119 apartments and 10 townhouses, built on Council-owned brownfield land.

Designed to meet local housing needs, the homes range from one to four bedrooms. Crucially, 30% are offered at the Manchester Living Rent, a truly affordable rate covered by local housing allowance, ensuring accessibility for a broad range of residents.

Work began in 2023, marking the launch of This City’s mission to increase high-quality, affordable housing across Manchester. No. 1 Ancoats Green sits beside a newly revitalised park, with excellent public transport, walking, and cycling links, all within easy reach of the city centre.

The homes feature energy-efficient design with triple-glazed windows, high insulation, and strong airtightness — helping reduce carbon impact and energy bills year-round. Residents will also benefit from access to the new Ancoats Mobility Hub, offering secure cycle storage, EV charging, and car parking.

This project is the first phase in This City’s wider ambition, with over 1,500 new homes in the pipeline. The next phase will be delivered through a joint venture with the Greater Manchester Pension Fund.

An open day will take place on Friday, August 1 at 11 am, offering the public a chance to tour the development and speak with the team behind the project.

About This City

This City supports Manchester’s 10-year housing strategy, which aims to deliver at least 36,000 new homes by 2032. Of these, at least 10,000 will be affordable or social rent homes — including 3,000 in the city centre.

Leader of Manchester City Council, Cllr Bev Craig, said:
“No. 1 Ancoats Green is the realisation of our vision to build the homes our residents need on our own land, to high standards and with genuine affordability. It’s been tough for councils to build at scale, but This City shows it can be done — and this is just the beginning.”

Cllr Gavin White, Executive Member for Housing and Development, added:
“It’s fantastic to see this milestone reached and residents moving in. With Ancoats Green and the city centre right on the doorstep, this is one of Manchester’s most desirable and accessible developments — and 30% of the homes are truly affordable.”
