New Office Space Set For Mayfield Park

A major new office building is taking shape at the heart of Manchester’s city centre. The Republic, a 300,000 sq ft Grade A workspace, is the first commercial development within the landmark £1.5 billion, 20-acre regeneration of Mayfield, led by Landsec and the Mayfield Partnership.

Strategically located next to Manchester Piccadilly Station and set within the award-winning Mayfield Park, The Republic represents the next major milestone in transforming this historic area into a thriving, green, and sustainable urban district. Designed by Morris+Company and due for delivery by Bowmer + Kirkland, this 13-storey office will offer market-leading sustainability and wellbeing credentials, making it one of the most environmentally advanced workspaces in the UK.

Sitting alongside the River Medlock and at the edge of Mayfield Park, The Republic is designed to provide a workplace that prioritises connectivity, health, and sustainability. The site offers immediate access to Manchester’s largest public transport interchange, providing outstanding links across the city region and beyond.

The building is targeting industry-leading environmental benchmarks, including a 5-star NABERS UK rating and embodied carbon emissions of just 600 kg CO₂/m², approximately 40% lower than those of typical new-build offices. Updates to the scheme in 2025 have refined the design, resulting in an even greener, cleaner development.

The Republic will catalyse new job creation in Manchester’s city centre and is central to unlocking the wider Mayfield masterplan, which will ultimately deliver 1,700 new homes, significant green public realm, and the city’s largest active travel hub with dedicated EV charging and cycling infrastructure.

A detailed planning application has also been submitted for 879 new homes on adjacent plots, marking the first phase of the wider residential component. Civic Engineers is delivering a full range of civil, structural, geotechnical, archaeological, and transport consultancy services for both The Republic and the wider Mayfield masterplan.
