Davenport Green, located in Trafford, is poised to become one of Greater Manchester’s most ambitious and transformative developments. Spearheaded by Royal London Asset Management Property, this £750 million project aims to deliver a sustainable, landscape-led community that harmoniously blends residential, commercial, and green spaces.
The Davenport Green masterplan outlines the creation of approximately 2,500 new homes, with around 45% designated as affordable housing. In addition to residential development, the plan includes over 60,000 sq m (600,000 sq ft) of employment space, fostering economic growth and job creation in the region. A significant feature of the development is the establishment of a new rural park spanning over 70 hectares, set to be the largest new park in Greater Manchester.
To support the growing community, the masterplan incorporates a £150 million investment in infrastructure, services and facilities. This includes the provision of a new primary school, a local centre housing commercial and retail spaces, healthcare services, and other community-facing amenities. The development also emphasises sustainable living by promoting active travel choices through a dense network of walking and cycling routes, as well as enhanced public transport connections. Notably, the plan supports the extension of the Metrolink Western Leg to Wythenshawe Hospital, Davenport Green, and Manchester Airport.
A key aspect of the Davenport Green development is its commitment to environmental sustainability. The project adopts a place-led approach that respects and integrates with the local character, heritage, and landscape assets. Efforts will be made to protect and enhance existing landscape habitats, delivering far-reaching environmental and biodiversity benefits across the site area. Davenport Green’s strategic location offers direct links to Manchester Airport and positions it as a crucial part in Greater Manchester’s development framework and regional economic growth. The site’s integration into the Places for Everyone Plan, approved in 2024, underscores its significance in the region’s long-term spatial strategy. The potential development of a new mainline railway station at Manchester Airport within the southern part of the site, further enhances the site’s connectivity, facilitating sustainable travel choices and bolstering economic prospects.
Trafford Council and Royal London have actively engaged with the local community through public consultations and exhibitions to gather feedback and refine the master plan.
